This project focused on transforming an existing basement into a fully legal secondary living unit, designed in full compliance with the Ontario Building Code and local municipal requirements. The goal was to create a safe, functional, and comfortable space that could be used for rental income or multi-generational living.
The layout was carefully planned to provide a self-contained unit with clearly defined areas for living, sleeping, cooking, and a full bathroom. Every detail was considered to ensure the space feels open, practical, and welcoming, despite being located below grade.
A major part of the design process was meeting all safety and code requirements. This included achieving proper ceiling heights, installing compliant egress windows for safe emergency exit, and providing fire-rated separations between units. Smoke and carbon monoxide detectors were also integrated to meet life safety standards.
In addition, special attention was given to ventilation and air quality by incorporating independent systems to support a healthy indoor environment. Moisture control and proper insulation were key priorities to prevent long-term issues often associated with basements. Soundproofing was also included to improve privacy and comfort between the main dwelling and the secondary unit.
The final result is a modern, efficient, and fully compliant legal basement unit that not only adds value to the property but also creates a reliable opportunity for additional income. This type of conversion is becoming increasingly popular across Ontario as homeowners look for smart ways to maximize their living space.
